Rips Redwoods is a rare 1,700+ acre ridge-top retreat in northwestern Sonoma County, just 3.5 mi from Stewarts Point and the Pacific Ocean. With over 105 ac. of open usable land, magical redwood forests, over a mile of Gualala River frontage, and a +/- 135-ac/ft lake, it's a unique mix of beauty, scale, and opportunity. At its heart is a historic homestead with a main house and caretaker's residence, large equipment barns, outdoor garden, fruit trees and open meadows. In addition to the permitted reservoir, water is provided by developed springs with ample storage. Protected by a Conservation Easement focused on old-growth forest restoration, the land offers long-term investment, tax, and conservation value with the potential for family compound development wit (3) designated building envelopes. In addition to the Easement, a verified carbon credit project under CA's cap-and-trade system has generated substantial income, with a 100-yr maintenance commitment. That ranch offers four rustic camp-sites able to accommodate up to 50 guests each while the small farm, orchard, and garden support a sustainable lifestyle. With an active wildfire resilience program and 6+ miles of improved roads, Rips Redwoods is a legacy property, ecologically rich, income-producing, and future-ready!
